What are Seller Concessions?

Seller Concessions are incentives where the seller covers certain closing costs or other expenses to attract buyers. These may include loan origination fees, title insurance, or repair credits. In buyer’s markets, where supply exceeds demand, concessions become more common as sellers try to incentivize offers.

  • Cost Sharing: Sellers reduce financial burdens for buyers.
  • Market-Driven: More common when demand is low.
  • Negotiable Items: Includes closing fees, repairs, or home warranties.
  • Loan Limits: Some mortgage programs restrict concession amounts.

While concessions benefit buyers, sellers should evaluate the trade-off between offering incentives and maintaining price expectations.
