DLF Mumbai Debut Project Sells Out Phase 1 with Strong NRI Demand and Luxury Prices

DLF Home Developers Ltd recently celebrated the complete sell-out of Phase 1 of its Mumbai debut project The WestPark, signaling rising confidence in the city’s luxury residential market. The project attracted an impressive 20% of buyers who are NRIs originally from Mumbai, hailing from destinations like Kuwait, the US, UK, and Singapore, eager to reconnect with their roots through premium real estate.

A Stellar Launch Fueled by Demand and Premium Offerings

Launched officially on July 17, The WestPark's initial phase presented four towers comprising 416 apartments, with a blend of spacious 3 and 4 BHK homes ranging from 1125 to 2500 square feet. Encouraged by overwhelming demand, DLF promptly released two additional towers beyond the original launch, culminating in a complete phase sellout worth ₹2300 crore.

The penthouses, priced at a remarkable ₹70,000 per square foot, stood out as crown jewels of the development. Speaking on the preferences, Aakash Ohri, Joint Managing Director and Chief Business Officer of DLF Home Developers, noted Mumbai buyers' unique engagement in the homebuying process and their demand for larger apartment sizes, a feedback DLF aims to address in upcoming phases.

Bollywood and Beyond Diverse Buyer Profile

Adding to the project’s allure, a handful of bookings have come from renowned Bollywood personalities, underlining the community's growing appeal. Buyers from diverse geographies, including Pune, Nanded, and Gujarat, have also shown interest, reflecting broad-based demand.

Future Outlook and Expansion Plans

DLF is currently navigating approvals for Phase 2 of The WestPark and hopes to launch the next phase around this time next year. Additionally, the company is gearing up to enter the Goa luxury real estate market, targeting ultra-luxury villas priced upward of ₹50 crore, expanding its footprint beyond Mumbai’s vibrant landscape.

The project spans over 10 acres and boasts 845 car parking spaces, a 50000 square foot clubhouse with wellness hubs, yoga studios, meditation decks, coworking spaces, and lifestyle amenities that elevate urban living standards.
