In the heart of India's bustling property market, a quiet revolution is taking place. PropTech, once a buzzword reserved for Silicon Valley boardrooms, is now steadily weaving its way into the fabric of Indian real estate. But the journey from novelty to necessity hasn’t been a straight path.
At the forefront of this transformation stands Nidhi Srivastava, Co-Founder of Vibe Services and Managing Director of Graviti Properties. Nidhi asked a powerful question that resonates across the industry:
"How can India achieve mass adoption of PropTech, especially in such a traditionally rooted sector?"
While metros have rapidly embraced digital innovations, there remains a considerable gap when it comes to widespread usage across India’s diverse regions. Still, she remains optimistic:

Nikunj Bhuta, Co-Founder of M.Space Realty, believes adoption hinges not on pressure but on simplicity. His team introduced M Connect, an AI-powered real estate app aimed at simplifying workflows. Despite initial reluctance, today, thousands of professionals rely on it daily.
“Tools must be intuitive and show real value. Only then can we break the resistance ingrained in traditional industries.”
His philosophy mirrors that of many digital pioneers: Don’t sell tech. Sell solutions.
Ronak Morbia, Chairman & MD of ArisInfra Solutions Ltd., adds a crucial perspective: technology must address real problems to build trust.
“Trust comes not from flashy demos but from consistent, meaningful improvements.”
He underscores the iterative nature of AI. It evolves with data. And with each evolution comes deeper trust and broader adoption.
While the private sector innovates, the government plays the role of enabler. From Digital India to Smart Cities and Startup India, policies have laid the groundwork for innovation.
Aayush Puri, Founder of Anacity, puts it clearly:
“These initiatives signal the importance of innovation, especially RERA which fosters transparency.”
Garima Bharadwaj, Co-Founder of Enlite, draws parallels with India’s rapid adoption of UPI payments, which were once met with skepticism.
“When backed by government, tech gains visibility and legitimacy.”
Cherian Sankey, Managing Director of Edge 30 Technologies, zeroes in on education as a primary driver of adoption. For many, the benefits of PropTech aren’t immediately clear.
“Real transformation begins when users understand what’s in it for them.”
His approach involves training stakeholders and showcasing tangible improvements in daily operations.
Dhruv Gandhi, CEO of Simpliforge Creations, envisions a future where Indian cities rival tech marvels like Dubai.
“Soon, every aspect of real estate—from design to maintenance—will be infused with intelligent tech.”
And that future isn’t decades away—it’s just around the corner.
India is standing at the edge of a real estate renaissance. What began as isolated innovation is becoming a movement. As PropTech tools become more accessible, government backing intensifies, and user education spreads, the future promises smart buildings, transparent transactions, and empowered professionals.
The path to mass adoption may still be unfolding, but it’s clear: PropTech is not the future—it is the present.
