The dynamic real estate sector in Maharashtra is navigating a period of transition as several prominent developers seek deregistration of 19 projects across key cities. This significant move has drawn attention from homebuyers, regulators, and industry stakeholders alike.
On November 12, the Maharashtra Real Estate Regulatory Authority (MahaRERA) published a detailed list highlighting these deregistration applications. Among the prominent names is the Lodha Group, operating under Macrotech Developers and Palava Dwellers Private Limited, which has sought to deregister three projects in the thriving Thane district. K Raheja Corp has similarly applied for three projects in Pune, while Lokhandwala Infrastructure has one project listed in the prestigious Lower Parel area of Mumbai.
The applications span major cities such as Mumbai, Thane, Pune, Nashik, Nagpur, and extend to Kolhapur and Daman, with Pune accounting for the largest share of projects. Developers have cited a range of challenges that have rendered these projects unviable. These include insufficient funds, the economic strain of sustaining projects, legal disputes, family disagreements, and evolving government norms that restrict construction. Such hurdles collectively underscore the complexities faced by the real estate industry in maintaining project feasibility.
To ensure transparency and safeguard public interest, MahaRERA has invited objections to these deregistration applications. Interested stakeholders, including homebuyers and investors, have a 30-day window from the list's issuance to raise concerns. This participative process reflects MahaRERA’s commitment to addressing the interests of all parties and resolving the situation fairly.
This is not the first instance of deregistration in Maharashtra’s real estate sector. Since its establishment in May 2017, MahaRERA has deregistered 138 projects, including those by developers such as Raymond Realty, Mahindra Lifespaces, Wadhwa Group, and Lodha Group. Most of these projects are located in the Mumbai Metropolitan Region (MMR), Pune, Nagpur, and Nashik.
Despite these setbacks, the real estate industry remains resilient. MahaRERA has registered over 47,000 projects since its inception, with 15,000 successfully completed to date. This highlights the scale and importance of the real estate sector to Maharashtra’s economy while also showcasing the regulator's efforts to maintain accountability.
As developers grapple with financial pressures, regulatory challenges, and market dynamics, the latest deregistration applications underscore the evolving nature of the real estate landscape in Maharashtra. MahaRERA’s framework continues to prioritize transparency and stakeholder protection, inviting public engagement to navigate these changes effectively.
