What is an occupancy sensor system?

An occupancy sensor system is a network of electronic devices installed in a building that detects the presence or absence of people in a space and automatically triggers actions such as switching lights on or off, adjusting temperature, or locking doors. In real estate, these systems are used to improve energy efficiency, enhance security, and optimise space utilisation.

Types of Occupancy Sensors

  • Passive Infrared (PIR) sensors: Detect body heat and movement most common for lighting.
  • Microwave sensors: Emit microwave pulses and detect reflections useful in larger spaces.
  • Ultrasonic sensors: Use sound waves good for spaces with obstructions.
  • Dual-technology sensors: Combine PIR and ultrasonic for higher accuracy.
  • Computer vision sensors: Use cameras and AI to count and track occupants.

Applications in Real Estate

  • Office buildings: Control lighting and HVAC based on which zones are occupied.
  • Retail spaces: Monitor customer density and staff deployment.
  • Residential complexes: Common area lighting management.
  • Hotels: Trigger room climate control only when guests are present.
  • Parking facilities: Direct drivers to available spaces.

Occupancy sensor systems are a foundational technology in smart building management. Their ability to automate energy and space decisions based on real human presence makes them one of the highest-ROI building tech investments available today.
