What is CERSAI registration in home loan?

CERSAI stands for Central Registry of Securitisation Asset Reconstruction and Security Interest of India. It is an online central registry where lenders register the security interest (mortgage) created on a property at the time of disbursing a home loan. CERSAI registration is mandatory under the SARFAESI Act.

Purpose of CERSAI

  • Prevents multiple loans or frauds on the same property by different lenders.
  • Creates a public, searchable record of existing charges or mortgages on any property.
  • Enables lenders to verify if a property is already mortgaged before sanctioning a new loan.
  • Provides legal backing to lenders under the SARFAESI Act for recovery of dues.

How CERSAI Registration Works

  • After home loan disbursement, the lender files the security interest on the CERSAI portal.
  • The registration must be done within 30 days of mortgage creation.
  • Details like borrower name, property details, lender name, and charge amount are captured.
  • A certificate of registration is issued.

CERSAI Fee

  • Paid by the borrower as part of loan processing charges.
  • Usually ₹50–₹500 depending on the loan amount.
