What is LEED-certified commercial building?

LEED (Leadership in Energy and Environmental Design) is an internationally recognised green building certification system developed by the US Green Building Council (USGBC).

LEED Certification Levels

  • Certified: 40–49 points.
  • Silver: 50–59 points.
  • Gold: 60–79 points.
  • Platinum: 80+ points (highest level).

Key Assessment Categories

  • Sustainable sites (location, connectivity, land use).
  • Water efficiency (consumption reduction, recycling).
  • Energy and atmosphere (efficiency, renewable energy).
  • Materials and resources (recycled content, waste reduction).
  • Indoor environmental quality (air quality, lighting, comfort).

LEED certification has become a baseline expectation for Grade A commercial real estate in India's major cities. Buildings without green credentials face growing tenant resistance particularly from global corporations with net-zero commitments making sustainability investment a commercial necessity, not just a social good.
