What is volumetric construction?
Volumetric construction also known as volumetric modular construction is an advanced off-site construction method where entire three-dimensional room-sized modules (boxes) are manufactured in a factory, complete with walls, floors, ceilings, fixtures, and finishes, and then transported to site for stacking and connection into a complete building.
How Volumetric Construction Works
Each volumetric unit is a self-contained 'room box' produced on a factory assembly line, with all internal finishes, MEP (mechanical, electrical, plumbing) systems, windows, and doors already installed. At the site, a crane lifts each unit into position. Modules are connected, joints are sealed, and external facades and services are completed often within days.
Volumetric vs. Panelised Modular Construction
Panelised construction uses flat components (walls, floors) that are assembled on-site. Volumetric construction uses pre-assembled 3D boxes that arrive nearly complete. Volumetric systems achieve a higher degree of offsite completion (60–90%), resulting in faster on-site installation and better quality control.
