Within the city limits, certain suburbs offer a more budget-friendly alternative. Areas like Dahisar, Borivali, Kandivali, Mulund, Bhandup, Nahur, and Vikhroli are considered some of the most affordable. Here, a 1 BHK apartment typically costs between ₹20,000 and ₹35,000 per month. For families seeking a little more space, a 2 BHK ranges between ₹35,000 and ₹60,000 depending on amenities and proximity to local transit.
For those on a tighter budget, peripheral regions such as Navi Mumbai, Thane, and Panvel open up more affordable options. In these areas, 1 BHK apartments begin as low as ₹7,000 per month and can go up to ₹20,000. Micro-markets like Mira Road, Bhayander, Kalyan, and Dombivli cater to those with monthly rental limits between ₹10,000 and ₹20,000. The trade-off, however, lies in commuting, which can often mean two to three hours of travel for those working in Central Mumbai or BKC.
While affordability is one side of the rental spectrum, luxury living paints an entirely different picture. Manisha Verma (name changed), a Central Mumbai resident, is currently searching for a 5 BHK apartment with a monthly budget of ₹7 lakh. Surprisingly, even in this segment, challenges remain. “I have a client with a ₹7 lakh budget looking for a 5 BHK with balconies and premium amenities. I showed her a property in Mahalaxmi, but it lacked balconies, so she turned it down. In Mumbai, even with a multi-lakh budget, compromises are part of the story,” says Asif Shaikh, a broker specializing in luxury rentals.
From middle-class families securing homes in the city’s suburbs to ultra-luxury seekers chasing perfection in prime areas, Mumbai’s rental market showcases two distinct worlds. For every person stretching their ₹20,000 budget, there is another debating a ₹7 lakh lease. The city, with its contrasts, continues to be both daunting and inspiring for every home seeker.
