ANAROCK introduces ANAROCK.AI - AI-driven platform reshaping Indian homebuying

India real estate services major ANAROCK has formally launched ANAROCK.AI, a comprehensive, AI-powered residential sales platform designed to transform how homes are marketed and sold in India. Built over two years, the platform uses a combination of generative AI and predictive machine learning to accelerate sales velocity and improve buyer and channel-partner engagement.}

What ANAROCK.AI offers: Nine tools in three suites

The platform comprises nine tools, grouped under three distinct suites

  • Genie Suite (Generative AI): Tools like Walk-in Genie, CP Genie, ORM Genie and Referral Genie - chatbots and voice-bots that engage customers and channel partners, providing instant support and follow-ups, even during off-hours.
  • Astra Suite (Predictive AI): Tools such as Astra Platinum, Astra Phoenix, Astra Hire, Astra Sales Boost that identify high-potential leads, reactivate stalled opportunities, and optimise sales-team performance - leveraging data from 7 million enquiries and 90,000 completed unit sales.
  • CP 360: A tool to evaluate and rank performance of channel partners (brokers/agents), deploying the most effective agents to maximise conversions.

Early results - proof of concept

According to the company, four core tools have already been active since 2024 across more than 80 projects. These tools helped secure around 700 home sales valued at approximately INR 750 crore. In leading ANAROCK-mandated projects, AI-assisted bookings now reportedly contribute between 15 % and 45 % of total sales; in select cases, the top 10 % of leads identified via AI have delivered up to 60 % of sales.

Market context - why this matters now

The launch of ANAROCK.AI comes at a time when India’s housing market is witnessing a paradox: while residential unit sales across the top seven cities fell by 9 % year-on-year in Q3 2025 (to 97,080 units), the total sales value rose by 14 % to ₹1.52 lakh crore - driven by demand for premium homes and a 9 % increase in average prices.

This divergence suggests a shift in buyer preferences: more homebuyers are prioritising branded, quality housing over sheer volume. For developers, this means competition is intensifying for high-intent buyers. ANAROCK leadership believes that conventional marketing and lead-management approaches are insufficient in this new reality - making AI-driven precision tools not just useful, but essential.

Catering to a new generation

The platform is also geared to meet the expectations of younger, digitally native homebuyers - especially millennials and Gen Z. According to ANAROCK, over 80 % of prospective buyers begin their property search online; by 2030, millennials and Gen Z are expected to account for around 60 % of all homebuyers. These buyers increasingly expect seamless digital experiences - instant engagement, virtual tours, and personalised recommendations. ANAROCK.AI aims to bridge that gap through real-time chat/voice bots and AI-backed lead-scoring.

By combining predictive analytics, always-on engagement tools, and improved channel-partner efficiency, ANAROCK.AI positions itself as a potential game-changer for India’s residential real estate sector.
