Ahmedabad recently hosted two back-to-back Coldplay concerts, drawing fans from across the country. While the event was a spectacle of music and culture, it also showcased Ahmedabad's impressive infrastructure. Fans were left in awe not only by the performances but also by the city's thriving development projects that are reshaping its future.
Here are 5 essential things to know about Ahmedabad’s real estate market and its ongoing transformation:
Ahmedabad is traditionally recognized for its rich cultural heritage, but it is also an industrial and commercial powerhouse in Gujarat. As the largest city in the state and the seventh-largest metropolis in India, Ahmedabad has long been a key player in sectors like textiles, pharmaceuticals, and automobiles. With a population of over 8.8 million and a per capita income of ₹4.04 lakh, the city contributes significantly to the region’s economic activity. According to Colliers India, the city accounts for nearly 20% of Gujarat's GDP, marking its essential role in the state’s growth.
A major boost for Ahmedabad’s infrastructure is the ambitious Ahmedabad to Mumbai Bullet Train Project. Expected to cut travel time between the two cities drastically, the 508-kilometre high-speed rail route will allow trains to reach speeds of up to 320 km/h. With 12 stations planned along the route, including key ones like Bandra Kurla Complex (BKC) in Mumbai and Sabarmati in Ahmedabad, this project is set to redefine connectivity, propelling both tourism and real estate growth. In December 2024, the National High-Speed Rail Corporation Limited (NHSRCL) marked a significant milestone by starting the final phase of track welding.
Land prices in Ahmedabad, especially in areas like Shela, have witnessed astronomical growth. What once cost ₹2,000 per square foot has surged to ₹7,500 per square foot and is projected to exceed ₹17,000 per square foot by 2035. Colliers India attributes this rise to critical initiatives like the Delhi-Mumbai Industrial Corridor, Dholera SIR, and the city's Smart City projects. As more infrastructure like the Ahmedabad Metro Phase 2 and a new airport in Dholera near completion, these developments will drive further growth in land and real estate prices.
In line with the booming demand, Ahmedabad's residential real estate sector continues to thrive. According to ANAROCK, the city sells around 40,000 residential units annually, with most of the market catering to affordable and mid-segment buyers. The affordable range is typically under ₹40 lakh, while the mid-segment stretches from ₹40 lakh to ₹80 lakh. For those seeking luxury, prices go up to ₹2.5 crore, and beyond this range lies the ultra-luxury segment. As of mid-2024, the average per square foot price in Ahmedabad was ₹6,000, with properties ranging from ₹5,000 to ₹40,000 depending on location and other factors.
Ahmedabad’s ongoing infrastructure development, paired with its flourishing real estate market, makes it one of India's most attractive investment destinations. Projects like the Dharoi Dam, GIFT City, and Dholera Smart City promise to shape Ahmedabad’s real estate landscape for years to come. Whether it’s residential, commercial, or industrial real estate, Ahmedabad’s continued growth is creating opportunities for investors and buyers alike.
