Godrej Properties Expands with 14 New Land Buys, Eyes ₹40,000 Cr Launches

In a year marked by ambition and achievement, Godrej Properties has redefined the landscape of Indian real estate. Under the visionary leadership of Chairperson Pirojsha Godrej, the company acquired 14 land parcels across major cities, unlocking a staggering ₹26,500 crore in potential project revenue for FY25.

These strategic acquisitions-spanning the Mumbai Metropolitan Region (MMR), Pune, Delhi-NCR, Bengaluru, Kolkata, Ahmedabad, and Indore-were all outright purchases, reflecting the company’s bullish outlook and robust financial health. Notably, the Delhi-NCR region remains a focal point, with five land parcels in Gurugram and Greater Noida expected to generate nearly ₹14,000 crore in revenue alone.

“Last financial year, we added about ₹26,500 crore worth of new projects, exceeding our guidance of ₹20,000 crore,” shared Pirojsha Godrej in a recent PTI interview. “This fiscal, we’re guiding for ₹20,000 crore, but it’s likely we’ll surpass that by a good margin.”

Strategic Growth Across India

Godrej Properties’ expansion strategy is a blend of outright land purchases and innovative partnerships with landowners. According to the company’s investor presentation, the 14 new land parcels include:

  • 3 in Gurugram
  • 2 each in Greater Noida, MMR, Bengaluru, and Indore
  • 1 each in Pune, Ahmedabad, and Kolkata

This calculated approach ensures a diverse project pipeline, with group housing developments in India’s top metros and plotted developments in emerging cities.

Record-Breaking Performance and Future Ambitions

Reflecting on the past year, Pirojsha Godrej expressed pride in the company’s achievements: “I am very happy with our performance in 2024-25. The key now is to maintain this momentum.”

Looking ahead, Godrej Properties plans to launch housing projects worth ₹40,000 crore in the current fiscal year-a significant leap from the ₹36,600 crore worth of properties launched last year, which itself exceeded the initial guidance of ₹30,000 crore.

Sales and Financial Milestones

The company’s pre-sales targets for FY25-26 are equally ambitious. “We have guided for ₹32,500 crore in sales bookings this fiscal, 20% higher than last year’s guidance and 10% above what we actually delivered. If the market supports us, we hope to outperform once again,” said Pirojsha Godrej.

During 2024-25, Godrej Properties achieved record sales bookings of ₹29,444 crore-a 31% increase over the previous year’s ₹22,527 crore. Financially, the company’s consolidated net profit soared 93% to ₹1,399.89 crore, while total income climbed to ₹6,967.05 crore, up from ₹4,334.22 crore in 2023-24.
