A Landmark Opportunity for Urban Regeneration
In the heart of South Mumbai, a historic chapter is about to turn. The Maharashtra Housing and Area Development Authority (MHADA), through its Mumbai Building Repairs and Reconstruction Board (MBRRB), has invited bids for the ambitious redevelopment of Kamathipura—a storied 34-acre neighborhood long known as the city’s historic red-light district. This landmark initiative, spanning approximately 73,145 square meters of net plot area, promises to reshape not just the skyline but the lives of its residents.
The Kamathipura cluster is home to 943 aging cess buildings, many of which are nearly a century old. These structures house 8,001 residents—6,625 residential tenants and 1,376 non-residential occupants—alongside about 800 landowners. The redevelopment project, guided by the Maharashtra government’s January 2023 resolution and the DCPR 2034’s Regulation 33(9), will unlock 44,000 square meters of land and grant developers an impressive 5.67 lakh square meters of development rights. The vision: to construct around 4,500 new housing units, breathing fresh life into this historic urban village.
The Kamathipura Cluster Redevelopment Project—Urban Village—is more than just bricks and mortar. It is a commitment to providing larger, safer homes for current residents, coupled with upgraded infrastructure, vibrant commercial spaces, and inviting recreational areas. The project aims to preserve the community’s spirit while offering a modern, dignified standard of living.
Under the project’s compensation plan, landowners will receive new housing units based on the size of their plots:
Up to 50 sq m: One 500 sq ft unit
51–100 sq m: Two units
101–150 sq m: Three units
151–200 sq m: Four units
Every additional 50 sq m beyond 200 sq m: One extra 500 sq ft unit
This equitable approach ensures that every stakeholder has a meaningful stake in the neighborhood’s revival.
