The Maharashtra Housing and Area Development Authority (MHADA) has announced a significant extension for its 2026 Mumbai housing lottery. Originally set to conclude on April 29, the last date for submitting online applications has now been shifted to May 14, 2026, at 11:59 pm. This extension provides prospective homebuyers with additional time to participate in the draw for 2,640 affordable homes across various sectors of the Mumbai real estate market. The computerized lottery draw, which determines the final allotment of units, is now officially scheduled to take place on June 5, 2026.

Key Dates and Procedural Updates

In addition to the main application extension, the Mumbai Board of MHADA has revised several critical milestones in the lottery process. Applicants and stakeholders should take note of the following revised schedule:

  • Earnest Money Deposit (EMD): Online payments for the EMD will be accepted until 11:59 pm on May 15, 2026.
  • RTGS/NEFT Payments: These will be accepted up to banking hours on May 15, 2026.
  • Provisional List: A preliminary list of all received applications will be published on the official portal on May 22, 2026, at 3:00 pm.
  • Claims and Objections: Applicants can submit online claims or objections until May 25, 2026.
  • Final List: The definitive list of accepted applications will be released on May 29, 2026.

Diverse Housing Options and Price Spectrum

The 2026 lottery features a broad range of housing options catering to different economic segments, from the Economically Weaker Section (EWS) to the High Income Group (HIG). The price spectrum reflects the intense diversity of Mumbai's property values. The most affordable unit is a studio in Mankhurd, priced at just over ₹29 lakh, while the most expensive offering is a 1,838 sq ft luxury residence in Crescent Tower, Tardeo, priced at a record ₹6.82 crore. Of the total inventory, approximately 66% (1,762 units) are currently under various stages of construction.

Inventory Distribution and Geographic Reach

The apartments are distributed across high-demand micro-markets, including Vikhroli, Goregaon, Borivali, Chembur, Bandra, Ghatkopar, and Dadar. Notably, the authority has reserved 47 flats specifically for current and former Members of Parliament (MPs) and Members of the Legislative Assembly (MLAs). Furthermore, MHADA is addressing limited buyer interest in certain segments by offering unsold homes under the First-Come, First-Served (FCFS) scheme at discounted rates. CEO Milind Borikar stated that the authority is considering a 10% to 20% price reduction for over 50 unsold units, based on the ready reckoner rates of each area, to boost overall demand.

The extension and the proposed price cuts for unsold stock are part of MHADA’s larger effort to ensure that affordable housing remains accessible to a wider demographic amidst rising property prices in Mumbai.
