Mumbai’s skyline could soon witness a remarkable transformation as over 50 leading real estate developers express keen interest in the Brihanmumbai Municipal Corporation (BMC)’s ambitious slum redevelopment projects. At a recent pre-bid meeting, industry giants including Wadhwa Group, Rustomjee, Dosti Realty, JSW Realty, and others gathered to discuss the BMC’s conditions, incentives, and the practical challenges of redeveloping slum clusters on municipal land.
On May 10, the BMC invited Expressions of Interest (EOI) from experienced developers for the redevelopment of 64 slum clusters under Regulation 33(10) of DCPR-2034. The initiative covers key locations such as Shimpoli in Borivli, Goregaon East, Malad East, Lower Parel, Dindoshi, Wadala, Govandi, and Ghatkopar. The goal: to replace informal settlements with modern, inclusive urban spaces while ensuring the rehabilitation of existing residents.
During the pre-bid meeting, developers raised crucial concerns—most notably, the need for accurate slum household surveys to determine eligibility and greater flexibility in land reservation policies, which currently limit buildable areas. Developers will be responsible for every stage of the process, from conducting surveys and preparing master plans to securing permissions, constructing both rehabilitation and sale units, and managing post-occupancy maintenance.
According to the public notice, only developers with proven experience in slum or housing rehabilitation and who meet stringent technical and financial criteria will be considered. The BMC’s transparent process aims to foster public awareness and attract capable partners for the city’s inclusive growth. The deadline for bid submission is June 10, with eligibility and technical bids to be opened the same day. Technical evaluations will conclude by June 17, followed by the opening of financial proposals.
With over 50 developers showing strong interest, BMC’s slum redevelopment initiative stands as a beacon of hope for thousands of families. As the city looks to the future, these projects promise to create safer, more dignified living spaces and redefine Mumbai’s urban landscape for generations to come.
