A Defining Move in Mumbai’s Financial Heart
The National Payments Corporation of India (NPCI) has made a historic leap in Mumbai’s commercial real estate, acquiring a prime 6,000 sq m (1.5 acre) land parcel from the Mumbai Metropolitan Region Development Authority (MMRDA) in Bandra-Kurla Complex (BKC) for ₹829.43 crore. This 80-year lease, covering amalgamated plots C-44 and C-48 in G Block, positions NPCI at the epicenter of India’s most prestigious business district—home to the nation’s top BFSI giants and Fortune 500 companies.
NPCI’s vision for the site is ambitious: plans are underway for a 16-storey headquarters with a built-up area of around 5 lakh sq ft, including four to five levels of basement parking. The lease currently allows a maximum built-up area of 24,076.4 sq m (approx. 2.59 lakh sq ft), so NPCI may seek additional Floor Space Index (FSI) to realize its full project scope. The new headquarters will not only house corporate offices but also a state-of-the-art research and development (R&D) center with capacity for 5,000 professionals, underscoring NPCI’s commitment to innovation and global expansion.
The deal was set in motion after NPCI’s formal request to MMRDA in August 2024, followed by administrative approval in September. The move aligns with MMRDA’s broader vision to transform the Mumbai Metropolitan Region into a global economic powerhouse. To ensure seamless execution, the Authority has established a dedicated Project Implementation Unit and Business Development Cell as part of its economic Master Plan.
