4 Min Read

A Vision for India’s Growing Elderly Population

In an inspiring stride toward sustainable urban development, Paranjape Schemes has partnered with India Housing For All (AIF) and Unity Small Finance Bank to bring Ananda Athashri to life—a pioneering, 500-home senior living project nestled within Pune’s sprawling 40-acre Happiness Hub. This collaboration not only marks a significant milestone for Pune but also sets the stage for a nationwide movement toward climate-resilient, affordable housing for India’s rapidly expanding senior demographic.

Early Financial Closure and a Commitment to Scale

The partnership has achieved early financial closure for the first phase of Ananda Athashri, ensuring the project’s timely execution and long-term viability. As part of the larger Happiness Hub township, Ananda Athashri will ultimately accommodate over 8,500 residents, offering a tranquil, community-focused environment with spiritual spaces, wellness zones, and lush green infrastructure. Remarkably, homes at Ananda Athashri are priced 50% more affordably than comparable urban senior living projects, making dignified retirement accessible to the middle class.

A Collaborative Effort for a Brighter Future

Ranjan Ghosh, President of Unity Small Finance Bank, highlights the innovative approach: “We have catalysed development funding within current RBI rules to provide early financial closure to a developer with a proven track record in the priority infrastructure sector. Over 25 years, Paranjape Schemes has delivered and perfected the maintenance of 4,000+ senior living homes.”

Mr. Shrikant Paranjape, Promoter of Ananda Senior Living Private Limited, shares his vision: “We are excited to work with India Housing For All and Unity Small Finance Bank on this project and to develop more senior living communities across India. With the senior population projected to rise from 130 million in 2025 to 231 million by 2050, the demand for quality, affordable homes is only set to grow.”

Deep Sen, CEO & Founder of India Housing For All, adds: “Our aim is to catalyze the development and delivery of aspirational, middle-income affordable homes to one million families by 2035. This partnership with Unity Small Finance Bank for Ananda Athashri lays the foundation for scaling our initiative, aligning with the principles of the Prime Minister Awas Yojana.”

Inspired by Heritage, Designed for Serenity

Ananda Athashri—meaning “Joyfully Divine, Auspicious New Beginning”—is crafted specifically for senior citizens, drawing inspiration from India’s rich spiritual and architectural traditions. The community reimagines the Char Dham experience through a beautifully landscaped miniature temple complex, meditation zones, comfortable lounges, a library, and a community canteen.

Uncompromising Comfort and Convenience

Despite its affordability, Ananda Athashri does not compromise on essential amenities and features:

  • 24x7 security surveillance
  • Power backup for lifts and common areas
  • Doctor’s consultation room and ambulance on call
  • Full-time resident manager

A Blueprint for the Future

Ananda Athashri stands as a beacon of hope and innovation for India’s elderly, offering a peaceful, secure, and vibrant community at an accessible price point. As the nation’s senior population grows, projects like Ananda Athashri are paving the way for a future where every senior citizen can enjoy dignity, comfort, and joy in their golden years.
