Pune’s Apartment Evolution: Where Small No Longer Reigns

Pune’s real estate story in 2025 has shifted dramatically. A city once known for its abundance of compact 1 BHK apartments is now experiencing an all-time low in their new supply. Gera Developments reports that just 8% of recent launches are 1 BHKs—a historic drop from 48% in 2017–18. The shift is strongly influenced by post-pandemic lifestyles: today’s Pune homebuyers, whether first-time purchasers or those seeking upgrades, increasingly want extra space for work-from-home, family needs, and future planning.

Over the past eight years, the share of 1 BHK launches has shrunk as larger configurations flourished. The ever-popular 2 BHK peaked above 54%, while 3 BHK units have soared to claim nearly a third of all new launches. Even 4 BHKs are no longer rare. This new urban aspiration—comfort, flexibility, and future readiness—has rewritten the blueprint for Pune’s housing market .

Developers have adapted quickly, pivoting toward roomier, higher-margin residences. According to Rahul Ajmera of Vasupujya Corporation, most young IT professionals who once bought 1 BHKs are now upgrading to 2 or 3 BHKs, while even new homebuyers are willing to stretch their budgets. For builders, larger apartments mean stronger profits—and buyers are willing to pay the premium for more space.

Rising Prices and the Cost of Spacious Living

All this extra space comes at a price. Over the last five years, Pune’s average apartment size has grown by 25%—to 1,210 sq ft—while prices have jumped 43% to ₹6,759 per sq ft. As a result, the average ticket size for a home in the city has nearly doubled to just under ₹82 lakh. Even as Pune clocked 88,000 new launches in 2024–25, sales dipped 8% from the previous year. The squeeze is real: buyers want space, but affordability is an increasing concern .

What’s Next: Will Small Make a Comeback?

Despite recent sales slowdowns, industry leaders don’t expect a revival for the 1 BHK. Rohit Gera of Gera Developments notes that post-pandemic buyers have “clearly set their sights on larger homes.” Even if the share of 1 BHKs edges up, it’s unlikely to exceed 10% of supply in the near future. Instead, developers may opt for only slightly smaller units across all configurations—and boost total launches to rekindle sales momentum.

The new Pune market blueprint thus clearly belongs to the spacious home. Today’s home-seekers are shaping the next era for the city: remote work, rising aspirations, and relentless upgrades are the new norms .
