In the dynamic world of real estate, India is witnessing a remarkable transformation. According to Colliers India, institutional investments soared by 31% in Q1 2025, reaching an impressive $1.3 billion. The surge is primarily fueled by domestic investments, which accounted for 60% of total inflows.
The residential segment witnessed an extraordinary threefold growth, attracting $302.9 million compared to $102.6 million in the previous year. Meanwhile, industrial & warehousing assets experienced a 73% increase, reaching $307.7 million, highlighting the sector’s growing appeal.
The momentum extended to mixed-use developments, which secured $191.1 million, reflecting a 46% growth year-over-year. However, the office segment faced a 23% decline, with investments dropping to $434.2 million from $563 million.
Industry leaders reaffirm the resilience of India's real estate sector. Badal Yagnik, CEO of Colliers India, emphasized that institutional investors remain optimistic about core assets, particularly in office, residential, and industrial segments, which together accounted for 80% of total investments.
Similarly, Binitha Dalal, founder of Mt K Kapital, pointed out the rising preference for structured investment vehicles like Alternative Investment Funds (AIFs), which offer risk diversification and regulatory security.
The Indian real estate market is set for continued expansion, driven by strong economic growth, favorable monetary policies, and increased investor confidence. Despite global uncertainties, investors view Indian realty as a lucrative opportunity, positioning it as a major player in the global investment landscape.
