TCS Secures Major Hyderabad Office Lease

Tata Consultancy Services (TCS), India’s leading multinational IT services company, has made headlines by signing a landmark lease agreement for a massive office space in Hyderabad’s Nanakramguda business district. The company has committed to a monthly rent of Rs 4.37 crore for a sprawling 10.2 lakh square feet at the prestigious Rajapushpa Paradigm, according to lease documents reviewed via Propstack.

Details of the Lease Agreement

The lease, which began on October 1, 2024, spans 15 years and was executed on March 21, 2025. TCS has paid a deposit of Rs 26.2 crore, equivalent to six months’ rent. The rental rate is set at Rs 43 per square foot, with a 12% escalation every three years, reflecting both the scale of the deal and the confidence in Hyderabad’s commercial property market.
