Within this vast space, approximately 300,000 square feet-about 10% of the leasable area-has been earmarked specifically for a global entertainment park.
Bharti Real Estate’s CEO, SK Sayal, has confirmed ongoing discussions with international partners, fueling speculation about Universal Studios’ involvement.
While the company has not officially named Universal Studios, industry insiders and reports from The Economic Times strongly indicate that the legendary theme park brand is leading the talks.
The introduction of Universal Studios would be a game-changer for India’s indoor amusement sector.
Currently, this industry spans around 6.6 million square feet across 523 operational locations, primarily dominated by unorganised domestic players.
International brands such as Timezone, Funcity, and Funtura hold roughly 28% of the market share, mostly focusing on gaming zones.
However, the sector is evolving, with trampoline parks and experiential entertainment formats gaining traction.
With the planned Universal Studios facility, India could witness a dramatic shift toward large-scale, immersive entertainment.
The indoor amusement space is projected to grow to 11 million square feet by 2028, driven by mall expansions and increasing consumer demand for experiential leisure activities.
Bharti Real Estate’s Aerocity project is already a landmark development, with over 6.5 million square feet of construction underway and investments exceeding ₹6,595 crore.
Once fully operational, the mall and its associated developments are expected to generate more than ₹5,000 crore in annual rental income, underscoring the economic potential of this venture.
Aerocity’s proximity to the Delhi airport and its integration with hospitality, retail, and entertainment facilities make it an ideal location for Universal Studios’ first indoor park in India.
This integration promises seamless visitor experiences, combining shopping, dining, and entertainment under one roof.
Universal Studios operates renowned theme parks in the United States, Singapore, Japan, and Beijing, each known for their innovative rides, themed zones, and cinematic experiences.
