As the Noida International Airport prepares to take flight, the Yamuna Expressway Industrial Development Authority (YEIDA) has unveiled a sweeping vision for the region’s future. In its 85th board meeting, YEIDA approved a landmark affordable housing scheme for the Economically Weaker Section (EWS), alongside ambitious plans for recreational zones and world-class facilities. This initiative is designed to create a vibrant, inclusive community for the workforce fueling the airport and industrial boom.
YEIDA will allocate 30,000 residential plots—each measuring 30 square meters—for EWS families with an annual income of less than ₹3 lakh. The first phase will see 4,268 plots launched across Sectors 17, 18, and 20, ensuring that workers have safe, affordable homes close to their workplaces. This move not only addresses the urgent need for low-cost housing but also aims to curb illegal encroachment and foster a sense of belonging for thousands of families.
To support the growing population, YEIDA has also given the green light for a new police station and two fire stations. The fire stations will be built on 7,485 sqm plots in Sectors 18 and 32, enhancing safety and emergency response capabilities. These infrastructure upgrades are a testament to YEIDA’s commitment to creating a secure and well-served environment for residents.
The board’s vision extends beyond housing and safety. YEIDA has approved the development of expansive recreational zones in Sector 22F (700 hectares) and Sector 23B (500 hectares), integrated into the region’s green belt. These zones will feature a golf course, a Gymkhana Club, and Yamuna Haat, alongside major attractions such as Kingdom of Dreams, Olympic Village, Imagicaa Theme Park, Aviation Museum, Oxford Golf Course, Delhi Gymkhana Club, Oxford Gold Resort, Dilli Haat, and Cubbon Park. These facilities are set to transform the area into a hub for both leisure and business, attracting residents and visitors alike.
“YEIDA’s focus on affordable housing and recreational zones can potentially set apart Noida’s airport development zone from other cities in India, which primarily focus on logistics-driven economic growth,” says Vimal Nadar, National Director and Head, Research at Colliers India. “Public-private participation in these projects should help usher in investments across asset classes and provide a boost to real estate activity in and around the airport.”
With these initiatives, YEIDA is not just building houses—it is crafting a blueprint for holistic urban development. The region is poised to become a model for integrating affordable housing, robust infrastructure, and world-class leisure, ensuring that the benefits of growth are shared by all. As the Noida International Airport and surrounding industrial projects come online, the area is set to emerge as a key destination for both living and leisure.
