Valsad: The Land of Alphonso
Bulsar or Valsad is a city in the Valsad district of Gujarat. It has its own police headquarters, district court and collectorate. The city was known for its forest cover with the teak industry being the main revenue earner. However, the major industries dominating the city&rsquo;s economy have changed since the colonial times. Most of the city is dominated by Guajaratis and Gujarati is the lingua franca.
Being a small city, Valsad real estate is mostly concentrated in the hands of locals. Investors in the city are most NRI who trace their roots to the city.
Transportation
Valsad is in close proximity of the National Highway 8. It is around 100 kilometres towards the south of Surat and 150 kilometres from the north of Mumbai.
The city is served by the Valsad Railway Station which is a part of the Vadodara Mumbai mainline under the Western Railways Zone. The railway station has three platforms and all the trains on the aforementioned route halt here, including the August Kranti Rajdhani Express. Some of the trains that originate from Valsad include the Shramik Express (Valsad to Sonpur), Valsad to Jodhpur Express, Haridwar to Valsad Express and Valsad Fast Passenger to Mumbai Central.
Economy
The city is mostly an agrarian one with lush greenery. Orchards and forest plantations abound around the city and the district. The Alphonso Mango, known as the best variety of mangos is grown here in abundance. There are several Haafus or Alphonso mango orchards here which are the sole source of earning for a good part of the population. The mango is not only distributed all over India but also exported to western countries such as Canada, UK, Australia and US. The city has a dedicated mango market which has more than three hundred mango shops that have quick sales during the mango season between April and June.
Lifestyle
The social infrastructure available in Valsad is well-developed and can support modern lifestyles. There are two technical colleges in the city- the Government Engineering College and Government Polytechnic, established in 2004 and 1965 respectively. The city also has a commerce (Shah NH Commerce College) and science college (BKM Science College). Provisions for studying professional courses such as BBA, BCA and PGDMLT are also there in Valsad.
Schools in Valsad are affiliated to the state board, CBSE or ICSE. The medium of instructions are Gujarati and English. Some of the schools in the city include GVD Sarvjanik High School, Bai Ava Bai High School, St Joseph&rsquo;s English Teaching High School and RK Patel Sarvajanik Vidyalaya.
Healthcare facilities in Valsad are well developed as there are a slew of public and private hospitals to serve the locals. Lotus Hospital in Luhar Tekra and Kasturba Hospital in Mota Taiwad are two of the popular hospitals in Valsad.
Although independent houses are more common in Valsad, the apartment culture is slowly creeping into the city. Several areas such as Umargam, Nanakwada, Parnera and Tithal are emerging as hotbeds for property in Valsad. The current rate for Valsad property is between Rs 1900 and 2500 per sq. ft.
