What is a business park vs. office park?

A business park and an office park are large-scale, planned commercial campuses that accommodate multiple corporate tenants but they differ in their mix of uses. Office parks focus primarily on office space, while business parks are more integrated typically combining offices, retail, hospitality, amenities, and sometimes residential within a single campus.

Office Park

  • Primarily office buildings single or multiple towers on a campus.
  • Shared amenities: food courts, parking, landscaped common areas.
  • Designed for maximum office space efficiency.
  • Examples: Embassy Tech Village (Bengaluru), Mindspace Business Parks (Hyderabad/Pune).

Business Park

  • Mixed-use campus: office + retail + hotel + recreational facilities.
  • May include residential (typically service apartments or employee housing).
  • Greater self-sufficiency employees can live, work, and recreate within the campus.
  • Examples: DLF Cyber City (Gurgaon), Bagmane Tech Park (Bengaluru).

Business parks represent the evolution of office parks into self-contained mini-cities. For investors, business parks offer diversification across asset types; for occupiers, they offer lifestyle convenience that aids talent attraction and retention.
