What is a housing finance company (HFC)?

A Housing Finance Company (HFC) is a non-banking financial entity specifically incorporated to provide housing loans and related financial products. HFCs are registered with and regulated by the Reserve Bank of India (RBI), following the transfer of regulatory authority from NHB in 2019.

Key Characteristics of HFCs

  • Primarily focused on home loans, plot loans, and home improvement loans.
  • Must have at least 60% of their assets as housing finance (as per regulatory definition).
  • Can accept deposits from the public (if so authorised by RBI).
  • Not allowed to engage in commercial banking activities.

  • Specialisation: HFCs are exclusively focused on housing finance; banks have diversified portfolios.
  • Flexibility: HFCs may be more flexible for self-employed or non-standard income profiles.
  • Rate: Banks often have lower rates due to cheaper deposits; HFCs may charge slightly more.
  • Service: HFCs often offer more personalised service for housing-specific requirements.

HFCs play a vital role in democratising home ownership in India by serving segments such as informal income earners, rural borrowers, and small-ticket borrowers that traditional banks often overlook. They are a strong alternative to banks, especially for first-time homebuyers with non-standard income profiles.
