What is a loan eligibility calculator?
A loan eligibility calculator is an online tool that estimates the maximum home loan amount a buyer can qualify for based on their income, age, existing liabilities, credit score, and the lender's standard eligibility criteria. It helps buyers understand their borrowing capacity before approaching a bank.
Inputs for a Loan Eligibility Calculator
- Monthly net income (take-home after tax and deductions)
- Age younger buyers can access longer tenures and higher eligibility
- Existing loan EMIs reduces eligibility as it affects FOIR
- Credit score higher score may unlock higher eligibility
- Employment type salaried or self-employed (different multipliers)
- Co-applicant income adding a co-borrower increases eligibility
How Eligibility is Calculated
Banks typically allow a maximum FOIR (Fixed Obligation to Income Ratio) of 40–50%, meaning total EMIs (including the new home loan) should not exceed 40–50% of gross monthly income. The maximum loan is then back-calculated from this EMI ceiling.
