What is a rental yield calculator?

A rental yield calculator is a tool used by property investors to compute the annual return on their investment property as a percentage of the property's purchase price or current market value. It helps investors compare the income-generating potential of different properties.

Types of Rental Yield

  • Gross rental yield: Annual rent / Property value x 100. Ignores expenses.
  • Net rental yield: (Annual rent - Annual expenses) / Property value x 100. More accurate.

Example Calculation

  • Property value: Rs 1 crore.
  • Monthly rent: Rs 30,000 (Annual rent: Rs 3,60,000).
  • Annual expenses (maintenance, taxes): Rs 40,000.
  • Gross yield: 3.6% | Net yield: 3.2%.

Benchmark Yields in India

  • Residential property (metros): 2% to 4% gross yield.
  • Commercial property: 6% to 10% gross yield.
  • Co-working and managed spaces: 8% to 12%.

Rental yield calculators are essential tools for investment decision-making, but gross yield alone is misleading. Factor in vacancy periods, maintenance, property tax, society charges, and loan EMIs to arrive at a realistic net yield before committing capital to any rental investment.
