What is a sub-division number in land records?

A sub-division number is a more specific land parcel identifier created when a larger survey number is divided into smaller portions through sale, partition, inheritance, or government subdivision. Sub-division numbers are appended to the parent survey number (e.g., S.No. 12/3, 12/4) and each has its own entry in the land records with separate ownership, area, and rights details.

When Sub-Division Numbers Are Created

  • When a large agricultural plot is divided among family members after partition.
  • When part of a survey number is sold to a different buyer.
  • When a layout is formed on agricultural land and individual plots are sub-numbered.
  • When government acquires part of a survey number.

How Sub-Division Is Recorded

The Village Accountant or Talathi processes a mutation (change request) when a sub-division occurs creating a new RTC entry for each sub-number with corrected area and new owner name. The parent survey number may be retained with reduced area or marked as fully sub-divided.

Practical Importance

  • Sale deeds must correctly identify the sub-division number not just the parent survey number.
  • Banks verify sub-division records before approving loans against land.
  • Revenue survey records should show the sub-division history for full title clarity.

Sub-division numbers are the detailed land parcel identifiers created as large holdings are fragmented over generations. Buyers of agricultural or converted land must trace the full sub-division history verifying that the current sub-number's area and owner match the sale deed and that no undivided portions remain that could cloud the title.
