What is an NRE account and how is it used in property purchase?

An NRE (Non-Resident External) account is a bank account that allows NRIs to park their foreign earnings in India in Indian Rupees, with full repatriability of both principal and interest. It is commonly used to fund property purchases since money deposited and any returns from it can be freely transferred back abroad.

Key Features of an NRE Account

  • Maintained and denominated in Indian Rupees
  • Funded only through foreign income remitted from abroad
  • Both principal and interest are fully and freely repatriable
  • Interest earned is tax-free in India

Role in Property Purchase

  • Used to transfer the down payment and loan EMIs for property purchase
  • Ideal for buyers who intend to repatriate sale proceeds later
  • Can be linked with home loan repayment mandates

Points to Remember

  • Cannot deposit income earned within India into an NRE account
  • Joint holding is allowed only with another NRI (except close relatives on former/survivor basis)
  • Account status must be updated to NRE immediately upon becoming an NRI

In summary, an NRE account is the preferred route for NRIs funding property purchases with foreign income, since it offers full repatriability and tax-free interest. It simplifies both the buying process and future fund transfers abroad.
