What is the Dholera SIR development?

Dholera Special Investment Region (SIR) is India's first and largest planned greenfield smart industrial city, located about 100 km from Ahmedabad in Gujarat. Spread across approximately 920 sq. km, it is being developed by the Dholera Industrial City Development Ltd (DICDL) under the Delhi-Mumbai Industrial Corridor (DMIC) project. Dholera SIR is designed to become a global manufacturing and trading hub with world-class infrastructure.

Key Highlights of Dholera SIR

  • Size: ~920 sq. km twice the size of Mumbai.
  • Location: Gujarat, on the Gulf of Khambhat coast, between Ahmedabad and Bhavnagar.
  • Connectivity: 6-lane expressway to Ahmedabad, metro rail link, proposed greenfield international airport, and sea port access.
  • Infrastructure: Underground utility corridors, 24/7 power (with solar energy focus), treated water supply, and smart ICT systems.
  • DMIC Node: Officially designated as a key node of the Delhi-Mumbai Industrial Corridor.

Development Zones in Dholera SIR

  • Activation Area 1A: First phase of development, covering ~22 sq. km with plug-and-play industrial plots.
  • Residential zones: Planned for 2 million residents at full build-out.
  • Commercial and retail zones: Integrated with residential and industrial areas.
  • Logistics and warehousing hubs: Leveraging port and expressway access.

Dholera SIR is India's most ambitious smart city project with long-term transformational potential. While early investors have faced delays, improving infrastructure delivery and landmark industrial investments are making Dholera a credible long-term real estate story.
