What is the difference between gross leasable area and net leasable area?

Gross Leasable Area (GLA) and Net Leasable Area (NLA) are two different measurements of commercial office or retail space used to determine the rentable area and calculate rent obligations. The difference between them lies in how common areas and shared services are treated in the measurement.

Gross Leasable Area (GLA)

GLA is the total floor area of a building available for rent including both the tenant's exclusive area and their proportionate share of common areas (lobbies, corridors, washrooms, stairwells).

Net Leasable Area (NLA)

NLA (also called Net Usable Area or carpet area in Indian context) is the actual, exclusive space that the tenant occupies excluding all shared areas. This is the space within the four walls of the tenant's suite.

Understanding GLA vs. NLA is critical for commercial tenants calculating their effective rent per usable sq ft. Always compare rent on a per NLA or carpet area basis across properties the headline rent figure means little without knowing the load factor applied.
