What is the property tax rate in Chennai?

In Chennai, property tax is administered by the Greater Chennai Corporation (GCC). Chennai follows a modified Annual Rental Value (ARV) method, where tax is levied as a percentage of the estimated rental value of the property based on its location, type, and usage.

GCC Property Tax Formula

Property Tax = ARV × Tax Rate (%)
ARV is determined zone-wise by the GCC based on prevailing market rents. The tax is revised periodically — last major revision was in 2022.

Chennai Property Tax Rates (Post-2022 Revision)

  • Residential (owner-occupied): Lower band rates applied.
  • Residential (tenanted): Slightly higher based on actual rent.
  • Commercial Properties: Up to 25%–30% of ARV.
  • Vacant Land: Subject to vacant land tax separately.

Chennai's GCC property tax is based on ARV, with rates varying significantly by zone and property type. Timely payment before April 30 gives you a 5% discount, making it financially beneficial to plan ahead.
