What is the property tax rate in Hyderabad?

In Hyderabad, property tax is collected by the Greater Hyderabad Municipal Corporation (GHMC). The GHMC uses an Annual Rental Value (ARV) based system, where tax is determined based on the estimated annual rental value of the property, factoring in its age, type, location, and plinth area.

GHMC Property Tax Formula

Property Tax = ARV × 17% to 30% (varies by category)
Monthly Rental Value = Plinth Area × Monthly Rental Rate (per sqft) based on locality and usage.
ARV = Monthly Rental Value × 12 months.

How to Pay GHMC Property Tax Online

  1. Visit ghmc.gov.in/propertytax.
  2. Enter PTIN (Property Tax Identification Number).
  3. View outstanding dues and assessment details.
  4. Pay through net banking, UPI, debit/credit card.

Hyderabad's property tax system under GHMC is ARV-based and straightforward. Commercial properties bear significantly higher tax rates than residential ones, while small and low-value properties are fully exempt.
