How does Common Area Factor in real estate finance work?

The Common Area Factor (also known as the Load Factor or Add-On Factor) is the percentage added to a tenant's usable square footage to account for shared common areas such as lobbies, corridors, restrooms, and mechanical rooms. It determines the difference between rentable and usable area in a commercial lease.

How the Common Area Factor Is Calculated

  • Common Area Factor = (Rentable Area − Usable Area) ÷ Usable Area × 100
  • Typical office building load factors range from 10% to 20%
  • A 15% load factor on 1,000 sq ft of usable space results in 1,150 sq ft of rentable area
  • Tenants pay rent on the rentable area, not just the usable space they occupy

What Is Included in Common Areas

  • Building lobbies, reception areas, and elevator banks
  • Shared corridors, stairwells, and emergency exit pathways
  • Restrooms, utility rooms, and mechanical/electrical plant spaces
  • Amenity areas such as shared conference rooms or break rooms

  • A high load factor means tenants pay for more space than they physically occupy
  • Comparing load factors across buildings helps tenants negotiate better leases
  • Investors evaluate load factors to assess building efficiency and rent optimization
  • BOMA standards provide an internationally recognized method for calculating rentable area
