What are the pros and cons of Comparable Sales Approach?

The Comparable Sales Approach (also known as the Sales Comparison Approach) is a property valuation method that estimates a property's value by comparing it to recently sold properties with similar characteristics in the same market area. It is the most commonly used method for residential and commercial property appraisals.

Cons of the Comparable Sales Approach

Key Factors Used in Comparable Analysis

  • Recent sale price, date of sale, and proximity of comparable properties
  • Size (GFA/GLA), number of bedrooms/floors, and land area
  • Condition, age, improvements, and amenities of each comparable
  • Location factors including street frontage, views, and neighborhood quality

The Comparable Sales Approach remains the gold standard for property valuation in most markets due to its direct link to real transaction data. However, valuers and buyers should always use it in conjunction with other valuation methods for the most accurate and defensible result.
