What is a Judgment Lien?

Judgment Lien A judgment lien is a court-ordered claim placed on a debtor's real estate property as security for payment of a monetary judgment awarded in a lawsuit, giving the creditor the right to force property sale to satisfy the debt if unpaid.

  • Creditor wins lawsuit and obtains monetary judgment from court
  • Judgment recorded with county recorder in property's location jurisdiction
  • Automatically attaches to debtor's real estate in that county
  • Remains valid for statutory period (typically 5-10 years)

  • Ranks according to recording date relative to other liens on property
  • May prevent sale until judgment debt is satisfied completely
