What is DTI Ratio?

DTI Ratio (Debt-to-Income Ratio) in real estate is a financial metric that compares a borrower’s total monthly debt payments to their gross monthly income. Lenders use it to assess a buyer’s ability to manage additional debt, such as a home loan.

How DTI Ratio is Calculated

Formula:

DTI Ratio = (Total Monthly Debt Payments ÷ Gross Monthly Income) × 100

Includes:

  • Home loan EMI or rent (if applicable)
  • Credit card payments
  • Personal loans
  • Car loans
  • Other recurring debts

Types of DTI Ratio

  1. Front-End DTI

    • Includes only housing-related expenses
    • Example: Home loan EMI, property taxes, insurance
    • Used to assess affordability of a property
  2. Back-End DTI

    • Includes all monthly debt obligations
    • Provides a complete picture of financial burden
    • Most commonly used by lenders

A DTI ratio is a critical factor in real estate financing that helps lenders determine whether a borrower can comfortably manage a home loan. It directly impacts loan approval, amount, and terms.
