How Affordable Housing is Shaping Total Sales?

Affordable housing continues to play a pivotal role in shaping India’s real estate market. In 2018, essential affordable housing (< ₹5 mn) dominated with 53.8% of total sales, but by 2024 its share has declined to 25.7%, reflecting changing buyer preferences. Meanwhile, mainstream affordable housing (₹5–10 mn) has grown from 30.3% to 31.4%, showing steady demand in this segment. The biggest surge is seen in upgraded affordable housing (> ₹10 mn), which rose from 15.9% in 2018 to 42.9% in 2024, highlighting a clear shift toward premium options. This trend indicates that while affordability remains crucial, rising incomes and aspirations are driving buyers towards higher-value homes, significantly influencing overall sales dynamics.
