Office towers at Laxmi Infobahn Software Technology Park in Hyderabad leased by Tablespace Technologies

Tablespace Technologies Ltd, a managed workspace solutions provider, has leased around 5.06 lakh sq ft of office space in Hyderabad. The lease runs for five years. It carries a total rental outgo of approximately Rs 163.3 crore, according to property data from Propstack.

The fresh lease commenced on July 1, 2026. It covers multiple floors across two towers. Tablespace will pay a monthly rent of around Rs 2.84 crore.

Lease terms across two towers

The company has leased three floors in Tower 5. It has leased eight floors in Tower 6, the documents showed.

  • Landlord: Laxmi Infobahn Software Technology Park LLP
  • Monthly rental rate: Rs 56 per sq ft
  • Security deposit: Rs 28.35 crore
  • Rent escalation: 15 per cent every three years
  • Rent commencement date: January 1, 2027

IPO filing and recent Hyderabad expansion

On August 11, Tablespace Technologies filed draft papers with markets regulator SEBI.

The company plans to raise funds through an Initial Public Offering. This includes a fresh issue of Rs 800 crore.

In May this year, Tablespace expanded its Hyderabad managed office space portfolio by nearly 5 lakh sq ft.

This included a transaction of around 4 lakh sq ft at Grava Business Park.

The property sits in Kokapet's emerging Neopolis business district, the company had said in an earlier statement.

Other Tablespace deals and India's office leasing boom

In March, Tablespace leased 1.45 lakh sq ft of commercial space in Gurugram.

The five-year lease started at a monthly rent of Rs 2.85 crore, according to Propstack documents.

The space is in Godrej GCR, Sector 42, Gurugram, leased from Munjal Hospitality Pvt Ltd.

Last year, Tablespace leased 5.34 lakh sq ft of office space for Rs 3.47 crore per month in Intellion Park, Sector 59, Gurugram.

The space is proposed to be leased to Google, according to documents reviewed by Propequity and Propstack. Separately, Tablespace expanded its Mumbai footprint by 50 per cent in FY 2025, growing from 4.7 lakh sq ft to 7 lakh sq ft.

According to a CBRE India report, India's office market reached a record quarterly absorption of around 24.6 million sq ft in Q2 2026.

This was up 18 per cent quarter-on-quarter and 14 per cent year-on-year, alongside a record 21.0 million sq ft of new supply.

Delhi-NCR emerged as one of the top three office leasing markets in India, alongside Bengaluru and Pune, together contributing around 58 per cent of national office absorption.
