A Landmark Urban Renewal for Mumbai’s Western Suburbs

Adani Group has secured its third major real estate project in Mumbai, embarking on the ambitious redevelopment of Motilal Nagar in Goregaon (West). Following the Dharavi and Bandra Reclamation projects, this ₹36,000 crore initiative is set to transform 142 acres, making it one of the largest housing redevelopment efforts in India.

Project Overview: Scope and Vision

  • Redevelop 3,372 eligible residential units under MHADA
  • Rehabilitate 328 eligible commercial units
  • Provide new homes for 1,600 eligible slum tenements under the 1971 Slum Act
  • Deliver free, ultra-modern 1,600 sq ft apartments to residents
  • Create a five-acre central park as a community centerpiece
  • Prioritize resident rehabilitation and ensure advanced traffic and mobility planning

Master Plan and International Collaboration

  • Master Plan: Developed by Mecanoo, a renowned Dutch architecture firm
  • Infrastructure Planning: Led by Buro Happold, a London-based infrastructure consultancy
  • Sustainability: Rehabilitation buildings will feature solar panels, promoting green living

The comprehensive master plan covers approximately 584,100 lakh sq m, with construction expected to be completed within seven years. Non-resident tenants will receive 987 sq m of commercial space, and MHADA will gain 397,100 lakh sq m of constructed area, significantly boosting the city’s affordable housing stock.
