Aldar's planned acquisition of nine residential buildings in Arada's Aljada development in Sharjah, comprising more than 1,100 homes

Abu Dhabi-based developer Aldar Properties has agreed to acquire nine residential buildings in Sharjah's Aljada development from Arada for Dh1.1 billion.

The transaction marks Aldar's first real estate investment in Sharjah and expands its portfolio of properties intended for long-term ownership and rental income.

The agreement covers three residential blocks containing more than 1,100 homes. Arada is scheduled to deliver the properties in the fourth quarter of 2029.

The acquisition also increases Aldar's develop-to-hold pipeline to Dh21 billion, strengthening its exposure to income-generating residential assets.

Key Details of the Aldar-Arada Agreement

The forward purchase agreement gives Aldar access to residential assets within an established master-planned community rather than a development starting from scratch.

  • Deal value: Dh1.1 billion.
  • Properties: Nine residential buildings across three blocks.
  • Housing units: More than 1,100 homes.
  • Location: Aljada, Sharjah.
  • Expected delivery: Fourth quarter of 2029.

The homes are expected to serve end-users and long-term renters seeking housing at relatively accessible price points within an integrated community.

Why Aldar Is Expanding Into Sharjah

The acquisition broadens Aldar's geographic presence in the UAE beyond its established markets.

The company said the investment aligns with its strategy of expanding its residential rental portfolio and adding assets designed to generate income over the long term.

Aldar Group Chief Executive Talal Al Dhiyebi described Sharjah as a growing residential market and Aljada as an attractive entry point.

He also highlighted the investment's strategic fit with the company's long-term portfolio plans.

The transaction follows a Dh15 billion development partnership announced by Aldar and Arada in September 2026.

That wider partnership includes projects in Abu Dhabi, extending the relationship between the two developers.

Aljada's Residential and Lifestyle Infrastructure

Aljada is Arada's flagship mixed-use development in Sharjah.

The master-planned community spans approximately 2.2 million square metres and is expected to accommodate around 25,000 homes when fully completed, with an anticipated gross sales value of Dh35 billion.

Residential handovers began in 2021. According to the reported figures, more than 8,800 homes have already been delivered across several districts.

The wider community includes facilities and services such as:

  • Madar family entertainment district.
  • Two international schools and two hotels.
  • The Nest student housing complex.
  • More than 300,000 square feet of occupied retail space.

Transport Links and Future Development

Aljada is located near Sheikh Mohammed bin Zayed Road and Al Dhaid Road.

Arada says the development is approximately seven minutes from Sharjah International Airport and around 20 minutes from Dubai International Airport.

Planned additions, including the Arada Central Business District and Madar Mall, are expected to expand the community's commercial, retail and leisure offerings.

What the Deal Means for the UAE Property Market

For Aldar, the acquisition creates a foothold in Sharjah while adding more than 1,100 residential units to its future portfolio.

For Arada, the agreement provides a major institutional buyer for homes within Aljada.

Both companies have indicated that they intend to explore further opportunities under their wider strategic partnership.

The residential buildings covered by this agreement are expected to be delivered in late 2029.
