
Amazon Data Services India Private Limited has purchased a 10.61-acre land parcel in Ambernath, near Mumbai, from Lodha Developers Limited for ₹125.13 crore, according to property registration documents reviewed by CRE Matrix.
The acquisition involves land measuring approximately 42,955 square metres. The parcel is located across the villages of Asode and Burdul in Ambernath taluka of Thane district.
According to the registration documents cited in the report, the transaction was registered on May 26, 2026 through a deed of conveyance.
The buyer paid a stamp duty of ₹7.50 crore along with registration charges of ₹30,000 to complete the transaction.
The documents show that 34,135 square metres of land were acquired in Asode village, while the remaining area is located in Burdul village, taking the total acquisition to 42,955 square metres.
According to CRE Matrix, the latest purchase represents Amazon's Phase 2 land acquisition from Lodha Developers at Palava.
The transaction follows an earlier acquisition completed by Amazon Data Services in November 2024. In that deal, the company purchased 38.18 acres of land from Lodha Developers for ₹450 crore.
The earlier parcel was located adjacent to the newly acquired land, making the latest purchase an expansion of Amazon's existing landholding in the area.
The report notes that Amazon Data Services had previously acquired the 38.18-acre parcel in Ambernath through a transaction registered on November 12, 2024.
That earlier deal involved land located in the same Asode and Burdul villages and was completed for ₹450 crore. Property records showed that a stamp duty payment of ₹27 crore was made for that acquisition.

The acquisition adds to Amazon Data Services India's existing land holdings in the Ambernath-Palava area following its earlier purchase from Lodha Developers.
