
Bollywood actor Arshad Warsi has sold a commercial shop in Mumbai's Lokhandwala Complex, Andheri West, for ₹6.25 crore, according to property registration documents accessed by Liases Foras. The transaction, registered on July 1, 2026, highlights the continued appreciation of commercial real estate in one of Mumbai's busiest retail and business districts. Warsi had originally purchased the property in February 2012 for over ₹2.12 crore, making the latest sale a significant gain over a holding period of more than 14 years.
The property is situated on the ground floor of Grenville Co-operative Housing Society Ltd. in the Lokhandwala Complex area, a prime commercial destination known for its retail outlets, restaurants and high footfall. The latest transaction reflects sustained demand for commercial properties in established Mumbai neighbourhoods despite changing market conditions.
The commercial shop has a carpet area of 63.87 square metres (684 sq ft). Based on the registered sale consideration, the transaction translates into an approximate rate of ₹91,400 per square foot on the carpet area. The buyer of the property is Umang Rajkumar Budhraja, while the sale deed was officially registered with the Maharashtra Inspector General of Registration on July 1, 2026. The buyer paid stamp duty amounting to ₹37.50 lakh for the transaction.
Registration records show that Warsi acquired the property in February 2012 for approximately ₹2.12 crore. At the time of purchase, he paid stamp duty exceeding ₹10 lakh along with registration charges of ₹30,000. The latest sale at ₹6.25 crore represents an appreciation of more than ₹4 crore, underscoring the long-term value creation seen in premium commercial properties located in established micro-markets such as Lokhandwala Complex.
