Belden Leases 42,000 Sqm Plant Near Budapest, Hungary

US connectivity and network infrastructure company Belden has signed a lease for the entire 42,000 sqm HelloParks Páty PT5 warehouse facility in Hungary. The company will use the site to consolidate its Dutch and Hungarian manufacturing operations.

The facility is expected to become Belden's largest European cable plant, with production scheduled to begin in early 2028. The transaction was brokered with the involvement of Cushman & Wakefield.

Facility to Support Cable Manufacturing

The agreement covers more than 40,000 sqm of industrial and warehouse space and 2,000 sqm of office space. The deal makes Belden the largest tenant in the HelloParks portfolio.

By combining its Netherlands and Hungary operations, Belden's Hungarian unit will take on a larger role within the company's global production network. The consolidation is expected to support higher production volumes and more efficient operations.

Guilherme Hoppe, vice president of manufacturing for Belden's EMEA region, said the company was looking for a site where the building's technical configuration and lease structure could be adapted to its manufacturing processes and long-term plans.

PT5 Building to Be Adapted for Production

The HelloParks Páty PT5 building will be fully adapted for cable manufacturing. A fresh-air supply system will be installed throughout the facility, while heating controls will also be upgraded.

Machine foundation bases will be embedded into the industrial floor to support the manufacturing operation. Office and communal areas will also be fitted out as part of the development.

HelloParks said the agreement demonstrates that a leased facility can serve as an alternative to owning a site for large and complex production operations.

HelloParks Páty Industrial Park

HelloParks Páty is an 87-hectare industrial park located in Budapest's western agglomeration, next to the M1 motorway. The PT5 hall was completed in the first quarter of 2026 and is the fourth building in the park.

With the addition of PT5, the park now offers 184,000 sqm of warehouse and industrial space. Other tenants include dm-Drogerie Markt, DHL, Gebrüder Weiss and Transdanubia.

Sustainable Building Features

The PT5 building holds BREEAM New Construction Outstanding certification and complies with EU Taxonomy requirements.

The facility features heat pump heating and cooling, rooftop solar panels and a smart building management system. These features form part of the building's technical specifications as Belden prepares the facility for its European manufacturing operations.
