Bharti Real Estate, the distinguished property arm of Bharti Enterprises, is charting an ambitious course for its flagship commercial venture, Worldmark, located in Aerocity near Delhi’s Indira Gandhi International Airport. With a bold target of over ₹6,000 crore in annual rental income, the company is poised to redefine the landscape of India’s commercial real estate sector.
At the heart of Bharti’s strategy is the development of a staggering 17 million sq ft of prime commercial space, executed in meticulously planned phases. Worldmark 2.0, the current focus, will see 3.5 million sq ft of office space completed by the end of this year, followed by an additional 3.5 million sq ft of mall and high street space by the end of next year. This scale of development is more than 50% larger than Mumbai’s renowned Bandra Kurla Complex, which boasts 11 million sq ft of office stock.
Bharti Real Estate’s vision extends well beyond current projects. The company has already commenced work on Worldmark 3.0, signaling its commitment to long-term growth and innovation. With a planned investment of ₹20,000 crore, Bharti is not just building properties but crafting a legacy of world-class business destinations.
“The entire investment can be raised through lease rental discounting (LRD),” explains SK Sayal, Managing Director and CEO of Bharti Real Estate. “We will decide whether to pursue LRD or REIT once we complete construction and secure tenants.” The company has already leased 1 million sq ft in FY25 and aims to lease a similar area in the current financial year, with rentals averaging ₹250 per sq ft. “Whatever we complete this year, we will be able to lease,” Sayal confidently states.
