
The City and Industrial Development Corporation (CIDCO) has officially moved forward with a landmark project to develop an integrated residential township spread across 69 acres in the Airoli node of Navi Mumbai. The project, situated at Plot number 20 in Sector 10A, is designated for development under a "Theme-based and Iconic City Development" framework approved by the Maharashtra state government. This massive undertaking is expected to have a construction and development lifecycle spanning over 20 years, aiming to provide a long-term solution to the growing residential demand in one of Navi Mumbai's most critical professional hubs.
In a departure from traditional land sales, CIDCO has floated the tender using a revenue-sharing model. The development rights for the bulk land parcel will be awarded to the bidder who offers the highest revenue share percentage to the corporation. The Request for Proposal (RFP) process was opened on May 11, 2026, with a pre-bid meeting scheduled for May 25 to address technical and financial queries from potential construction and development operators. This strategy is designed to ensure sustained fiscal returns for the nodal agency while facilitating the creation of institutional-grade housing infrastructure.
The proposed township is located near the Thane-Belapur Road, a region already hosting numerous Fortune 500 IT companies and global capability centres. Its strategic value is further enhanced by two major infrastructure projects currently in progress:
Real estate experts view this as the first major mass housing project offered by CIDCO in the Airoli node. Industry player Nitin Dighe noted that the project is expected to deliver a significant volume of apartments at affordable price points compared to the costly private high-rises currently dominating the skyline. By increasing the available housing stock near established employment centers, the township aims to alleviate the rental pressure and provides salaried professionals with viable ownership options in a high-conviction growth zone.
While the site currently sits near established row houses and older buildings, the scale of the 69-acre project is expected to trigger a holistic infrastructure boost for the entire node. The development plan mandates integrated office, retail, and community spaces alongside residential towers, creating a self-sustaining ecosystem. As the Navi Mumbai real estate market continues to re-rate following the completion of major transit links, this township is positioned to become the primary residential anchor for the "Mumbai 3.0" vision, driving both capital appreciation and regional economic prosperity.
