
Embassy Office Parks REIT is the country's first listed REIT. It is also the largest office REIT in Asia by area.
On October 7, it announced that its Board has approved the acquisition of 8,048 sq ft of leasable retail area at First International Financial Centre (FIFC), Mumbai.
The move further consolidates its ownership at one of its flagship assets. The acquired space is 100 percent leased to leading F&B brands, the company said.
Amit Shetty is Chief Executive Officer of Embassy REIT. He called the acquisition a strategic addition to FIFC.
He said the space is fully leased to established F&B brands. This ensures continuity in the asset's retail offering while supporting the overall occupier experience.
He added that the company will continue to pursue selective, value-accretive opportunities. These aim to strengthen asset quality, deepen presence in strategic locations, and create long-term value for unitholders.
FIFC is one of Embassy REIT's key Mumbai assets. It is located in Bandra Kurla Complex, one of India's leading commercial business districts.
It is a landmark Grade A office destination. It brings together premium workspaces, strong connectivity, a high-quality occupier base, and a well-developed amenity ecosystem.

Embassy REIT owns and operates over 52 million sq ft of office space across India's key gateway markets. These include Bengaluru, Mumbai, Pune, the National Capital Region, and Chennai.

India's six publicly listed REITs collectively distributed Rs 3,136 crore to nearly 5 lakh unitholders in the first quarter of FY27.
This is according to data shared by the Indian REITs Association. The six listed REITs are Brookfield India Real Estate Trust, Embassy Office Parks REIT, Mindspace Business Parks REIT, Nexus Select Trust, Knowledge Realty Trust, and Bagmane Prime Office.
As of Q1 FY27, the total gross Assets Under Management of the sector stood at over Rs 3.17 lakh crore.
The combined market capitalisation was over Rs 2.17 lakh crore as of August 11, 2026. Together, the six REITs manage more than 214 million sq ft of Grade A office and retail space across India.
Since inception, they have cumulatively distributed over Rs 34,800 crore to unitholders, highlighting the growing role of REITs in India's capital markets.
