GARBE Green Park Senec logistics park under construction in Slovakia

GARBE, an established developer of logistics and industrial real estate in Central and Eastern Europe, has commenced construction of a nearly 39,000 sqm building that will form part of the new GARBE Green Park Senec logistics park.

The project is being delivered in partnership with Mitiska REIM and the MEREP LI fund.

Lagermax signs as first tenant for Q1 2027 move-in

The first tenant at the new park will be the Austrian logistics company Lagermax, which has leased 9,000 sqm of industrial space and is scheduled to move into the new facility in the first quarter of 2027.

Juraj Gažo, Managing Director of Lagermax Logistics Slovakia, said the new logistics hub in Senec represents a significant investment in the continued expansion of the company's European network and that its strategic location and strong connections to major transport routes will help strengthen Lagermax's logistics capabilities across the region.

He added that the premises meet the company's high standards for quality, flexibility and future growth.

A strategic D1 motorway location with 30,000 sqm still available

Martin Stratov, Country Head for the Czech Republic and Slovakia at GARBE, said the Senec development builds on the company's completed projects that combine high technical standards with a strong focus on sustainability, such as GARBE Green Park Piešťany.

He described it as one of the last opportunities for companies to lease brand-new, state-of-the-art logistics space close to the D1 motorway, noting that approximately 30,000 sqm remains available, featuring a clear height of 12 metres and the ability to be delivered within six months of signing a lease agreement.

The new logistics park is being developed near Senec, just 1 km from Exit 27 of the D1 motorway and approximately 22 km from Bratislava International Airport, giving it strong transport accessibility to Bratislava as well as key Slovak and European transport corridors.

BREEAM Excellent certification and advisory team

The entire building will be delivered to the BREEAM Excellent certification standard.

Advisory services on the project were provided by law firm Kinstellar and iO Partners, a commercial real estate consultancy.
