Once merely a link between Sohna Road and Golf Course Extension Road, Gurgaon’s Southern Peripheral Road (SPR) now stands as a beacon of transformation. This vibrant corridor has evolved into one of India’s most promising hubs for real estate and infrastructure, where every new development and infrastructure project is rewriting Gurugram’s urban narrative. With over ₹1 lakh crore in residential and commercial projects launched or underway, and critical road connectivity gaps being swiftly addressed, SPR is scripting a new chapter of growth and opportunity.
The past two years have seen developers announce or launch projects worth ₹50,000 crore along SPR, a momentum expected to double by 2027. This surge has positioned SPR among the nation’s most dynamic micro-markets. Property values have soared to ₹25,000 per square foot, driven by robust demand, enhanced infrastructure, and unwavering investor confidence. Industry giants like DLF and Signature Global are at the forefront: DLF is preparing for its next ambitious phase, while Signature Global is crafting a sprawling 93-acre township with 17 million square feet of saleable area, targeting over ₹27,000 crore in sales.
The government’s bold infrastructure initiatives are fueling SPR’s real estate boom. The Gurugram Metropolitan Development Authority (GMDA) has recently acquired two long-pending land parcels—5.9 acres near Sector 71 and another near Sector 65—paving the way for two vital link roads. These strategic connections, measuring 350 meters and 170 meters respectively, will eliminate detours, facilitate new water and sewer lines, and improve access between key sectors like 62–65 and 71–73. With an acquisition cost of ₹3.2 crore, tenders for these projects are expected soon after final approvals.
Beyond local link roads, a grand mobility solution is taking shape. A 5.5-kilometer elevated corridor has been proposed between Vatika Chowk and NH-8, designed to streamline traffic flow. With an allocation of ₹750 crore—₹620 crore for construction and ₹130 crore for land—this six-lane elevated road will feature multiple entry-exit ramps and a cloverleaf interchange, ensuring seamless connectivity to Dwarka Expressway, Delhi-Mumbai Expressway, and NH-248A. Inspired by the elevated stretches of Dwarka Expressway, this infrastructure promises to dramatically reduce commute times and ease congestion at key intersections.
Simultaneously, the National Highways Authority of India (NHAI) is set to relocate the heavily congested Kherki Daula toll plaza to Panchgaon within three months—a move eagerly awaited by SPR commuters. Complementing this are over 95 kilometers of ongoing master road upgrades, flood-control initiatives, dedicated service lanes, stormwater drains, and sewage treatment plant (STP) facilities. New flyovers, improved sector-to-sector links, and mobile sewage treatment plants are being implemented to boost livability and resilience along the SPR corridor.
Together, these initiatives are transforming the SPR corridor from a fragmented road network into a cohesive urban spine. With real estate values buoyed by luxury developments and essential infrastructure, the region is rapidly becoming a magnet for both end-users and investors. Gurugram’s future is being literally paved through SPR, where every new road and launched tower signals not just growth, but a profound transformation.
