A Star’s Strategic Investment in Mumbai’s Celebrity Heartland
Bollywood star and astute investor John Abraham has once again demonstrated his keen eye for premium real estate, leasing three luxury apartments in Mumbai’s iconic Bandra neighborhood. Located within the prestigious Sea Glimpse Co-operative Housing Society at Bandstand, these properties are emblematic of Bandra’s status as the city’s most coveted address for high-net-worth individuals and celebrities.
On May 29, John Abraham formalized a five-year lease agreement for his three Bandra apartments. The deal, registered with a stamp duty of approximately ₹1.12 lakh and a registration charge of ₹1,000, also includes a substantial security deposit of ₹36 lakh. The cumulative monthly rent for all three units starts at ₹6.30 lakh for the first four years, escalating to ₹8 lakh in the final year. Over the full term, the total rental value is estimated at nearly ₹4.3 crore—a testament to the enduring allure and investment potential of Bandra’s real estate market.
The lease features a structured rent escalation: close to 8% annually for the first two years and around 5% for the final two years, ensuring robust returns for the actor. The apartments have been rented to Varun Talukdar and Pooja Gupta, underscoring the high demand for premium living spaces in this exclusive enclave.
Bandra is more than just a neighborhood—it’s a lifestyle. Known for its blend of heritage bungalows, modern high-rises, and vibrant commercial spaces, Bandra is home to a constellation of Bollywood’s brightest stars. Notable residents include Shah Rukh Khan, Salman Khan, Janhvi Kapoor, Tripti Dimri, and Ranbir Kapoor, making it a hub for both luxury living and star-spotting.
The area’s proximity to the Bandra Kurla Complex (BKC), Mumbai’s premier business district, and its connectivity via the Western Express Highway and Bandra railway station further enhance its appeal. Bandra’s real estate market is renowned for its resilience and ability to command premium prices, with property values often exceeding ₹1 lakh per square foot.
Beyond his Bandra holdings, John Abraham has made headlines for his investments across Mumbai. In December 2023, he acquired a sprawling 5,416 sq ft bungalow on Khar’s Linking Road, along with a 7,722 sq ft plot, for ₹70.83 crore. This property, located on one
